Built in 1800 from local yellow sandstone, this beautiful house is located in the heart of the small village of Lanquais, about 100 metres from the local shop, church, auberge and post office. From the house there are views over village houses to the medieval Chateau de Lanquais and surrounding countryside. The small village shop has fresh baked bread and croissants every morning, together with a good range of vegetables, wine and other goods, while the characterful and reasonably priced restaurant ' The Auberge des Marronniers', has an outside terrace for the summer season. The nearest town is the ‘bastide’ town of Lalinde, about 8 minutes’ drive from the village, with some excellent food shops, a very good small supermarket, and a full scale market every Thursday, and smaller market on Saturday mornings. Only 500 yards from the village centre is a large lake which has organized recreational facilities during the summer season. There is safe swimming for both adults and children (Life-guard in attendance at peak times), boating and a snack-bar. Lanquais is located very near the majestic Dordogne river, about 18 kms from the market town of Bergerac, and offers an ideal base from which to explore South-West France. It is within easy reach of the beautiful medieval town of Sarlat, the busy centre of Perigueux, and the ancient sites of Lascaux and Les Eyzies. For lovers of fine wines, the village is in the Bergerac wine region and is only a short drive ( approx. 45 mins) from St Emilion in the Bordeaux area. The medieval market towns of Issigeac and Montpazier are also nearby.
The house is on two levels, set into the hillside. It has been sympathetically restored to enhance the best of its early nineteenth century features, including high, beamed ceilings and old fireplaces. Combining the best of period and contemporary style, it has been decorated and furnished to provide luxurious, elegant, yet very comfortable accommodation. The ground floor has rooms to the front of the house, with the front door opening to a wide spacious hallway tiled with Italian marble, off which are the Sitting room and Formal Dining room, each with an open fireplace and exposed beams in the high ceilings. The inner hallway leads to a shower-room with WC and a garden lobby leading to the outside, on the other. A wide sweeping circular staircase leads to the upper level, which is at garden level, and has four large bedrooms, a bathroom a shower-room and a huge kitchen/living room, which opens onto the equally large stone terrace and gardens. Amenities include television (not satellite), DVD player, CD player and i-pod dock.
The large stone terrace, to the rear of the property, offers full exposure to the sun, but with plenty of awnings providing shade as required. Stone steps lead up to the gardens, stocked with dozens of roses, hibiscus and other flowering shrubs and shady trees. More steps lead up to the orchard with apple, greengage and cherry trees. Behind all this is open countryside and the rear of the property is completely private and not over-looked from any side. There is a good selection of garden furniture, including a barbecue. There is also a small, flower filled garden opposite the property which belongs to it and to the rear, there is a large adjoining garden and orchard overlooking the surrounding fields. This is a non-smoking property and the owners prefer no young children staying here.
